The Gold Standard of Building Cost Data

2016 National Building Cost Manual; 2016 National Building Cost Manual. Qty: Add to Cart. Nov 30, 2018. For 75 years, BNi Building News has been the nation's leading source for construction cost estimating books, square-foot cost data, building codes, electrical codes, Gypsum Association references, and public works specifications including the Greenbook.

Incorporating more than 85 years of experience, the cost data presented in the Marshall & Swift® product suite from CoreLogic® is based on years of valuation experience and continual analysis of construction costs. With one of the most comprehensive databases in the marketplace, our unique method in collecting and analyzing building cost data is widely recognized within the U.S. legal system and has been written into law in over 30 U.S. states and recognized in the U.S. Treasury Department Internal Revenue Service Publication.

Marshall & Swift building costs incorporate three cost methodologies, ensuring users have the tools for a complete and defendable determination of value.

  • Square Foot Methodology - The most commonly used calculator/ assumptive valuation method based on the gross square footage of structures by location.
Manual
  • Segregated Methodology - Uses component-by-component costs of superstructures such as foundation, frame, plumbing, electrical, etc.
  • Unit-In-Place Costs - Individual pricing of components such as windows, doors, roofs, subdivision cost and yard improvements, etc.

The Cost Approach, which is the theory that the value of a property can be estimated by summing the land value and the depreciated value of improvements, is one of the most reliable and proven methods for determining real property valuations. Beyond its use as an independent method to determine property value, the cost approach presents a highly effective way to verify market and income-based valuations, project construction costs, and adjust estimates to account for unique physical property features.
